Surveys

We can arrange a survey for you once you have a house in mind. We deal regularly with all local surveyors experienced in residential property transactions and will ensure that the surveyor used will be acceptable to your lender also.

It is worth bearing in mind that there are different types of survey available and it is important to ensure that the survey obtained is appropriate to the property.

The styles of survey are as follows:

Scheme 1

Also referred to as a mortgage valuation. This is a basic valuation to obtain an opinion of the value of the property from a qualified surveyor. Whilst adequate in many circumstances, there are drawbacks in relation to the extent of the survey and the undertakings given by the surveyor. For older or larger properties consideration should generally be given to a scheme 2 report.

Scheme 2

House buyers report & valuation This is a much more detailed report than the scheme 1, should reveal some defects that a scheme 1 report may not pick up and contains fuller undertakings from the surveyor. As you might expect it is more expensive than the scheme 1 but can be safer in the long term, particularly in relation to older or more expensive properties. The inspection covers all the visible and accessible part sof the property and provides an overall view on quality and condition. It also includes the information needed for the lender's valuation so a scheme 1 will not be needed in addition.

Scheme 3

This is a full structural survey. This is not usually undertaken by a buyer and will only generally be used where an earlier report has disclosed possible structural concerns. Where required an estimate of the cost would be obtained from the surveyor before proceeding.
